Tenant improvements or “TI” are landlord provided improvements included in the price for leasing the space such as wall finishing, carpeting, lighting, window coverings and built-in bookcases or desks. Tenant improvements occur at the final phase of construction. Disbursements for tenant improvements typically require a certificate from each tenant accepting the TI in its lease space. Where TI is part of the construction loan special disbursement provisions are required in the Construction Loan Agreement.
