Surveys

A survey is a measuring of a tract of land and its boundaries and contents with a map or plat and field notes indicating the results of such measurement. A Bank should require a survey before it loans money secured by real estate.   An “accurate survey” is a survey that is consistent with the legal description of the property in the title insurance policy. A title insurance company requires an accurate survey in order to issue a policy with a deletion of the survey exception (except for shortages in area).  There will be an additional cost for this deletion.  Otherwise the title company will not provide insurance as to matters that would be disclosed by a survey.  However the title insurance policy does not insure the quantity of land, only the quality of the title to the land.
