A state certified appraiser is an individual who has satisfied the requirements for certification in a state or territory whose criteria for certification as a real estate appraiser currently meet the minimum criteria for certification issued by the Appraiser Qualifications Board of the Appraisal Foundation. A state certified appraiser has achieved a passing grade on examination administered by a State or territory that is consistent with and equivalent to the Uniform State Certification Examination issued or endorsed by the Appraiser Qualifications Board.
The services of a state certified appraiser are required for:
•all loans or transactions of $1,000,000 or more;
•commercial real estate transactions of more than $500,000 (meaning a transaction not secured by single 1-4 family residential property);
•complex residential loans or other transactions of $400,000 or more.
