If the default is not cured within the time allotted in the default notice, and, if the entire debt is not then due, then notice of acceleration should be delivered to all the debtors obligated to pay the debt by certified mail, return receipt requested. The notice should refer to the earlier letter, state that the default has not been cured, and state that the entire amount of the debt is now due. Notice of acceleration may be combined with the notice of trustee’s sale. See Form Notice of Acceleration and Foreclosure located at the end of this Chapter.
