Depending upon the scope of the changes, the Deed of Trust may need to be modified and filed in the real estate records. The title company which issued the original title policy on the real estate when the loan was made must be contacted and all steps have been taken, including all endorsements to the lender’s title policy, to insure that coverage will not be affected by the proposed loan modification or, if coverage will be affected, an appropriate fee and endorsement is arranged. This will often involve a “Nothing Further” certificate.
